The constraint is time, not floor area
An office is cleaned after a fit-out when the space is free rather than when it suits the cleaner: at the weekend, or in the evening after the working day. The whole visit is organised around that, and it is worth agreeing before signing rather than on the day.
Priced by area: UAH 150 per square metre, minimum order 3,000. An open-plan floor of 120 m² is 18,000; a small office of 40 m² is 6,000.
How an office differs from a flat
- Equipment stays put. Computers, monitors and the server cabinet are usually already installed — we work around them dry, with no moisture near sockets.
- Suspended ceilings and ventilation. Construction dust settles on grilles and cable trays where it is invisible from below.
- Glass partitions. There is more glass in an office than there are windows in a flat, and tape and primer marks show on it most.
- Carpet. In a new office it goes down before the final clean, so construction dust works into the base of the pile.
How much time to allow
A 100 m² office after a fit-out is a full working day for two cleaners, and it should be planned that way rather than as a couple of hours in the evening. If the space has to be handed over the next morning, the visit starts as soon as the builders leave rather than once the dust has settled: it will keep settling for days.
What to check afterwards
Three places where leftover construction dust shows up last: the tops of cupboards and cable trays, ventilation grilles, and the joint between skirting and carpet. If those are clean, the rest almost certainly is too.

We work on a contract, by bank transfer, with an act of services. Deferred payment is available to companies, agreed before the work starts rather than after.
What comes next
After the fit-out an office moves to regular upkeep: office cleaning is priced differently — from UAH 1,550 for up to 40 m², minimum order 1,300. These are two separate services: post-renovation cleaning is one-off and by area, regular cleaning is by size and frequency.
