Cleaning between guests: how short-let turnarounds work

The constraint here is time, not thoroughness

In short-let rentals the clean is dictated by the booking calendar. A guest leaves at 11:00, the next arrives at 14:00 — three hours, and everything has to fit inside them: bins out, bed linen changed, bathroom cleaned, a check that nothing has been left behind.

The price is the same as for a lived-in flat: one room UAH 1,550, two rooms 1,950. The count is by rooms and bathrooms, not by who was staying.

What makes this visit different

  • The list never changes. Guests leave no personal belongings, so the cleaner repeats the same circuit every time.
  • A check after the guest. Forgotten items, a mark on the sofa, a broken cup — the owner needs to hear about it before the next arrival rather than from them.
  • Keys. The owner is rarely on site. The cleaner can collect the keys before the visit and return them after; both are items in the order form.

What gets added

The bathroom and kitchen of a short-let wear faster than a lived-in flat's: different people use them, each in their own way. So every month or two the appliances go in on top of the usual visit — oven UAH 499, fridge 450, microwave 250.

Twice a year it is worth booking upholstery and mattress cleaning: a two-seater sofa is UAH 1,299, a double mattress 1,100. In a flat where different people sleep every week, the mattress is the first thing a careful guest looks at.

What regularity costs

The discount follows the frequency: 5 % monthly, 10 % twice a month, 15 % weekly. For a flat with steady bookings that is the usual choice: a one-room turnaround comes to UAH 1,317 instead of 1,550.

It applies from the first order and can be cancelled at any time — this is not a contract with obligations.

What the owner should prepare

Small things eat the most time and can be solved once. Keep a cupboard with supplies in the flat: bin bags, sponges, products, spare linen sets. The cleaner brings professional chemicals, but should not have to hunt for where the bin went.

The second is access. A keypad lock or a key safe saves half an hour on every visit and removes the dependency on the owner being around.

Several flats at once

With more than one flat the visits are scheduled back to back on the same day. That is efficient in time, but each flat is priced separately: there is no single per-property rate, every flat has its own rooms and bathrooms.

What we do not do

The cleaner does not take the flat back from the guest or assess damage — the job is cleaning and reporting what was seen. No settling with guests, no handling of deposits. And no host duties: meeting guests, passing on codes and resolving disputes are not part of the work.

Can you clean between a check-out and a check-in?

A one-room flat takes two to three hours for one cleaner. If the window is tighter, add a second cleaner for UAH 1,000 — two people do the same work in roughly half the time.

Can you collect the keys if I am out of the city?

Yes. Collecting the keys before the clean and returning them after are separate items in the order form.

Do you change the bed linen?

Yes, if clean linen is in the flat. Laundry and ironing are a separate item at UAH 399 per hour.

What does it cost with weekly visits?

A one-room flat is UAH 1,317 per visit instead of 1,550: the 15 % weekly-frequency discount applies from the first order.

Will you tell me about damage left by a guest?

Yes, the cleaner reports what was seen. Assessing the damage and dealing with the guest is the owner's job.
