Cleaning a flat before a move and after one

An empty flat cleans up differently

With the furniture gone, everything that stood behind it for years becomes visible: the mark a wardrobe left on the floor, dust along the skirting boards, the dark band behind the fridge. That is why move-out cleaning usually turns out more thorough than any other — not because the cleaner tries harder, but because the surfaces are finally reachable.

The price does not change with whether the flat is empty: one room UAH 1,550, two rooms 1,950, three rooms 2,350. The count is by rooms and bathrooms.

Two different jobs

• Moving out. The goal is the deposit. What matters here is the bathroom, the kitchen, the windows and the marks furniture left on the walls.
• Moving in. The goal is not to live after the previous tenants. What matters here is appliances inside, cupboards, plumbing and floors.

If the move happens in one day, two separate visits work better than one long one: a cleaner cannot be in two flats at once, and the van will not wait.

What is worth adding

Landlords check three things most often: the oven, the fridge and the windows. The oven is UAH 499, the fridge 450, a window 320 including glass, frame and sill. Kitchen cabinets inside are UAH 800.

If pets lived in the flat, add upholstery and carpet cleaning: a two-seater sofa is UAH 1,299, a carpet UAH 130 per m². The minimum dry-cleaning order is UAH 2,000.

When to book it

The day after the furniture leaves and the day before the keys are handed over. Cleaning while the movers are still working achieves little: they bring street dirt in, and the cleaner follows them round in circles.

If the flat is after building work rather than after tenants, what you need is post-renovation cleaning at UAH 150 per m², minimum UAH 3,000.

What gets checked at handover

Across our orders landlords look at the same things, almost always in the same order: bathroom, kitchen appliances, windows, the floor under furniture, balcony. Marks on walls and picture hooks are not on that list — those are a repair question, not a cleaning one.

If the flat is let furnished, the upholstery gets its own inspection. A sofa with food marks is the most common cause of a deposit dispute, and cleaning a two-seater sofa at UAH 1,299 usually costs less than the sum withheld.
