A house after building work is priced the same way as a flat — UAH 150 per square metre with a minimum order of 3,000 — but the floor area is not the only variable. Stairs between floors, a terrace, a garage and a boiler room add surfaces a flat does not have at all.
A 100 m² house is UAH 15,000, 150 m² is 22,500, 200 m² is 30,000. The heated area is what counts; a terrace, garage and cellar are separate items rather than being folded into the square metres automatically.
For a house it is almost always two: a rough clean when the crew leaves and a final one before the furniture arrives. In a large house a full day should pass between them — there is more dust and it settles more slowly than in a flat.
A house is done by a team of two or three: one cleaner takes a day, two finish the same scope by lunchtime, and for the client the difference is not the price but when the house comes back.
Sequence matters more in a house than in a flat. We work top down and from the far room towards the door: otherwise dust from the first floor settles on the cleaned ground floor and the day is repeated. The stairs are cleaned last, once every floor is finished.
The second rule is windows before floors: water and dirt run off the frames, and a clean floor under the window does not stay clean.
Removing building waste, work on the grounds, cleaning the facade or the roof, and any work at height beyond a step ladder. Bags of materials must be taken away by the contractor before we arrive.
