In Sykhiv building work almost always means one of two things: new windows and a new bathroom in a 1980s panel flat, or fitting out a flat in one of the infill developments between the blocks. The cleaning differs, though the rate is the same — UAH 150 per square metre.
What it costs
A one-room panel flat of 35 m² is UAH 5,250, a two-room 50 m² is 7,500, a three-room 65 m² is 9,750. The minimum order is UAH 3,000.
A window after building work is UAH 450 instead of 320. The oven (499), hood (350), fridge (450) and cupboards inside (800) are separate items if the appliances are already in place.
New windows in a panel block
The commonest job in Sykhiv. Installation leaves three different tasks behind: film on the profile, expanding foam on the reveals, and cement dust that settled across the whole flat while the opening was cut.
The film comes off by hand, the foam is trimmed, the dust takes several passes. If the windows went in during winter, add the street dirt on the sill and floor that the fitters carried in.
A bathroom after refurbishment
The second typical case: new tiles, grout, sanitary ware. The main work is taking grout residue off the tiles without scratching the glaze, and cement film off the sanitary ware. That is mechanical work rather than washing, and it takes most of the time in a small panel-flat bathroom.
The lift and the floor matter more than they seem
In the nine and sixteen-storey blocks of Sykhiv part of the work is not in the flat but on the way to it. The cleaner carries the machine, water and products, and if the lift is out — which happens often during building work — the eighth floor adds up to half an hour before anything starts.
So put the floor and the state of the lift in the order. It does not change the price, but it changes how long the cleaner allows for the visit.
What the rate covers
Dust from every surface including the tops of cupboards, radiators and door frames; the floor in three or four passes with the water changed; mortar, filler and paint off tiles and floors; sanitary ware and tiling; ventilation grilles and the drainage slots of the windows.
What we do not do
We do not remove building waste and do not work at height beyond a step ladder. Bags of leftover material should be gone before we arrive.

Are two visits needed after new windows?
For one or two windows, usually not. After a full fit-out, yes, with a day in between.

No, we work inside the flat. Common areas are the building manager's responsibility.
