Building work in the centre almost always means a tenement flat: high ceilings, wooden windows, original parquet and plaster mouldings. Cleaning after it costs the same as in a new build — UAH 150 per square metre, minimum 3,000 — but it is done differently.
What it costs
A 50 m² flat is UAH 7,500, 70 m² is 10,500, 100 m² is 15,000. A window after building work is UAH 450 instead of 320, and a tenement flat usually has more of them than a panel flat of the same size.
High ceilings
Dust after building work settles on the high surfaces: cornices, mouldings, the tops of cupboards, light fittings. None of that is reachable without a step ladder, and if there is none in the flat it is added to the order at UAH 599.
Mouldings are not cleaned with a damp cloth: plaster absorbs water and is left with runs. They are done with a dry brush, and that is slower than it sounds — a few minutes per metre of cornice.
Parquet and board floors
Original parquet in a tenement must not be flooded: water lifts the blocks, and after building work the joints also hold cement dust that turns into mortar when wet. So the floor is vacuumed several times first and only then cleaned almost dry.
Wooden windows
An old frame with two rows of sashes is the longest part of the job. There is usually no film on it, but there are splashes of paint and primer, taken off the glass with a blade on the wet surface and off the timber gently, without solvent: solvent lifts the varnish along with the paint.
Access
If the building is in the pedestrian zone, say so when booking: the cleaner arrives with equipment and needs to know how far it has to be carried. The same goes for the lift — tenement buildings often have none.
How many visits
In a tenement it is nearly always two: with high ceilings the dust settles longer than in a panel flat because there is more air in the room. The rough visit takes the bulk, the final one takes what settled in the day after it.
What we do not do
We do not remove building waste, do not work at height beyond a step ladder, do not restore parquet varnish and do not clean the facade. That is the boundary of the service, and we state it before the booking.
